"We're already full" is the message from Auckland's South, where another 900 homes are to be built in a new development.
LISTEN: Martin Dunn speaks to the Mike Hosking Breakfast about Special Housing Areas.
Among the latest round of special housing areas announced in Auckland is just over nine hectares of land by the Pacific Events Centre in Manukau. Called '8 Pacific', developers say it will be made up of around 850 general homes, along with retirement living, student and hotel accommodation.
The properties will be a mixture of two-bedroom terraced houses, townhouses, apartments and larger four-bedroom homes.
Land has also been allocated for a total of 63 other homes in two other developments in Manurewa.
Manurewa Local Board Chair Angela Dalton says while Auckland obviously needs more houses, the Board is against the new developments and intensification in general in the area right now.
"We're challenged in terms of infrastructure, whether it be roading, stormwater or schooling. And to have another 900 homes in our our area is very, very challenging," she says.
Ms Dalton says driving around Manurewa anyone can see the houses being built behind existing houses, dubbing it "intensification by stealth".
"We have said consistently 'let us look after what we've got already, we've got a huge community to cater for. Yes everybody needs more homes, but we have to provide the infrastructure for our existing families.
"And to continue to bombard us with more homes and families, is difficult. We've had the real estate sign up saying 'we're full' for quite awhile now."
Ms Dalton says the reality is the houses are coming though, and the Board will work with developer.
Other concerns she has are losing green area around the Pacific Events Centre, and the number of people who are already being squeezed out due to high prices.
"We are seeing our families move out. People are seeing the opportunity to sell their homes so the renters are getting moved out, so people can sell their houses for a couple of hundred thousand more than what they might have a year ago.
"So families are forced out, and we're seeing small relocatables being used, as well as caravans. Other families are being forced further south as they can't afford the rent. This is the reality of the Auckland market right now."
